If you have a lodger then technically yes you do have to tell your mortgage company. Since it will still be your home you do not have to have a buy to let mortgage.

I think it depends on whether they are taking a room or a separate dwelling (like as if you had converted part of the house to a self contained flat) and how much you charge.
I think that as long as it's the same dwelling (i.e. they wouldn't have to pay council tax or anything) you can charge up to 拢350 per month without actually having any taxable effect on you, and as they were sharing your house it wouldn't be buy-to-let - you are not buying the house in order to let it, you are living in the whole dwelling.
Personally, I'd speak to my own mortgage company to be double sure.

depends on how honest you are. personally i'd take the lodger in and keep your mouth shut to the mortgage company and everyone else for that matter. as far as anyone is concerned it's a relative or friend you have staying for a while.
